Selling House - Buyer wants Electrical Condition Report

    We do not have an Electrical Condition Report for Dstrevens Towers. We do have all the certificates from when we had electrical work done on (date) and we would be very happy to provide a copy. Should you wish to pay for and undertake an electrical survey we would be entirely happy to grant access to your chosen contractor at a time to suit all parties in the next weeks/months.

    Not a requirement for selling.

    It is for renting.

    You can grant them access if they want this done but they pay for it.

    What's people experience in this situation? Did you get this done as the seller or ask the buyer to get this done?

    We got our own report done on the property we are buying as a new consumer unit had been fitted without a certificate, so glad we did and it needs a rewire apart from a new consumer unit, so will be reducing our offer.

    As above, just say you don't have one. I wouldn't bother advising they can get one done if they wish, that will be implied anyway. 

    Surprised a new CU was fitted to your purchase house if a rewire was actually needed. An EICR will probably say we should have a rewire but we don't, none of the circuits have any issues and despite the cabling being the older colours, there are no issues with it and its been working 30 years. If and when we have any issues with the wiring, I will get a rewire done.
