Selling House - Buyer wants Electrical Condition Report

Our buyer has requested the above and I believe we are under no legal obligation to provide this. 

All electrical work completed on the property has the correct certificates which was more than 10 years ago.

What's people experience in this situation? Did you get this done as the seller or ask the buyer to get this done?

We got our own report done on the property we are buying as a new consumer unit had been fitted without a certificate, so glad we did and it needs a rewire apart from a new consumer unit, so will be reducing our offer.

    It’s up to the buyer to do this if they want it.
    all you are required to do is allow access and keep it off the market for them.
  • What have you got to hide?  Permit them to get one done or pay for one yourself (which allows you to quickly fix some issues and start again).

    Did the buyer actually ask or did the solicitor include it in amongst the enquiries?

    If it's the latter the buyer probably doesn't know or care. Just go back and say no.

    You’re not under obligation to get one done as the seller.  Has the buyer requested because a survey has suggested it? I’d say you are happy for the buyer to get one done at their own cost

    What have you got to hide?  Permit them to get one done or pay for one yourself (which allows you to quickly fix some issues and start again).
    I don't think they are for a moment suggesting they want to stop the buyer getting one done; the buyer seems to be asking them to pay for it.

    Absolutely nothing to hide at all, house has been well maintained, happy for them to pay for one.

    It will just be a standard ask then. Just say no and buyer welcome to do their own. If the buyer then cares they will come back to you and fight it or do it.

    Right. So if the question is "do you have one", the answer is "no", not "no, sorry, I'll go and get one for you right away".

    Same principle will apply to lots of other similar questions - they're largely just gathering information at this stage, not telling you about things which will be showstoppers.
