Buying a hour near hs2

Hi

We have had an offer accepted in a area of Balsall Common (I am not from the area) and after driving around a couple of times and doing some research I have found that the house is 880m away at the closest point to the line and I have been told this probably will be underground (5m) but cannot find this information to confirm 

a viaduct is also going up but not within sight or close distance to the property but in Balsall common 

Will I be impacted by noise of HS2 when up and running please at 880m away and if so what level ? 

And is there a possibility house prices will be impacted ? 

I am new to buying a house so just want to get as much info/opinions as possible so would really appreciate 🤞

    A train line half a mile away will have negligible impact and HS2 arguably even less. Its existence will probably be seen  as a plus point by those able to benefit from rapid transit in their work.

    Depends on the geography and what's between you and the line. You might know about it if it's only open fields between you and the trains, but otherwise unlikely. I live 1000m from a main railway line but would have to get about 950m closer in order to even be aware of it.
  • It is mainly open fields with a few houses  it is just trying to work out what level I will hear it 

    I was thinking/hoping that myself as the HS2 station is only around 10/15 minutes away but when you Google hs2 a lot of scary stuff appears 

    if it is underground (5m) would there be vibrations ?

    Not 900 metres away!



  • The pointer is the house which is 880m away do you think the noise would be relatively looking at what’s around it ? 

    Also how would I found out if it’s under a tunnel (waste lane) as I was told that and then a bridge being built for the road but I can’t see this on the map ?

    My younger brother has a train line at the bottom of his garden. It is used but you couldn't tell when we visited August Bank Holiday or when I gisited previously.

    Anyway, I have doubts most people could afford to live in either:

    By finding all of the more technical drawings which will be available online somewhere.
