Saw this, nice property with potential at about the right price for the area and type of property.
Clicked on the description and saw
For Sale by Modern Method of Auction.
I found this property on the Rightmove Android app and wanted you to see it: https://www.rightmove.co.uk/properties/126146210

Kitchen is small.
But lost interest as soon as saw modern auction.1 -
Pretty sure we have seen this property before on at least one other thread in recent months. The OP's son won't have been the first to see the comment about the method of sale and gone f...it..nope. Maybe the vendor will see these threads and realise he/she is being shafted by the estate agent. Her courage will change the world.
Treasure the moments that you have. Savour them for as long as you can for they will never come back again.1 -
Modern Method of Auction pretty much means
Built out of radioactive waste lined with asbestos.
Built on a faultline/over a supervolcano.
Surrounded by Japanese Knotweed tended by serial killers.
Above a shallow plague pit below a predicted meteor impact site...
You get the idea.
Run, don't walk.

It doesn't necessarily mean anything besides the vendor has been persuaded this is a quick easy way to sell, and they don't have to pay EA fees. Of course the EA won't have spelt out the bad points. Like there will be very very few buyers willing to pay the Modern Auction fees not knowing if sale will go through, which cancels out whatever the EA did say.4

I looked at a house last year before plans changed so pulled out. They accepted a well below price offer.
A few weeks ago it went up for sale again but using the MMOA for 10k under my offer . Still un sold0 -
The decor is not to my taste1

I suspect its a probate house, assuming probate has been applied for and there are no contentious issues..
