    A lot of FTBs will take a look and think there's a lot more work needed than it probably does. They'll also wonder what has been neglected.

    Remember, some people can't see potential or use their imagination.

    Strim the grass / tidy up the garden.
    Finish the edges off in the kitchen.
    Clean the bathroom and get those tired parts neatened up, hide all your toiletries etc and pull the shower curtain out the way. Paint the bath panel and get a grout pen if bleach doesn't brighten it up.
    Sort the paintwork out, especially the lounge and get rid of the smudges / paint slips off the skirting etc.

    Once it's done, and you're outside of your contract with the EA, get new EAs round to price it up and remarket the house. 
    Mortgage started 2020, aiming to clear 31/12/2029.
  • Given what you’ve said, and the pictures etc, I’d say it’s simply just overpriced.  If you’re not getting offers, then the price isn’t correct. 
    Unfortunately, I think you now have a buyers market.

    Glad you have an offer! Obviously don't take their first offer, at least try to get more or they'll think they should've offered less.

    Agree with others' comments. It's actually the sort of house that could be drastically improved with just a few tweaks and for not a lot of money. Some people will say it doesn't matter what it looks like and that tarting it up a bit won't affect price, but I honestly think this is not one of those. Try to look objectively at your own photos and see where you think you could make improvements. Would make it possible much more appealing! I don't think it's half as bad as you made out, it just needs a bit of love and attention.

    Why strip the doors? You could just paint over them with some paints (although not sure what the doors are finished like). Look at Frenchic, they'll say what it covers.

    Personally I think the units are fine, you just need to take the advice re walls, remove what's underneath units, and add kickboards.

    I think the house looks fine. I've seen a lot of bad properties whilst searching & this house actually looks good. When I look for a property to buy my thoughts are does it need any immediate work...like for example painting because marks on wall, bathroom changed because current toilet, sink looks in bad condition etc. 
    Your house looks fine. And I think the kitchen looks nice. Probably the only thing I would say is the garden could do with a bit of tidy (grass cut). If people viewing it are expecting everything to be brand new then they clearly don't have much house buying experience. You buy a property and then decorate/refurbish to your own taste.
    If they are expecting to pay less because they want to do a make over on the house then that's silly. The boiler being old is the only thing that I think someone may knock a bit of money off for.

    Oh and whenever people come to view the property I currently live in, I usually just put everything that could seem to make it look cluttered out of sight. So for example the stuff you have under the kitchen cabinets could be put away somewhere when you have any viewings. Maybe the stuff around the bathroom sink and bath could be put in the cupboards? I know it sounds small but all these thing visually make a property look better in the eye's of a buyer.
    The agent selling the house we live in told me to move all our boxes (as we are moving & have packed a lot of our things) in to one room. She said having some here and some there makes it look worse.

    You say you’ve tidied garden, kitchen etc., then get your EA to update the photos, if you have a decent phone you could take them and email over. 

    I actually liked the home and would be excited at the thought of updating and putting my own style into it, I’m sure others that view must think similar, the photos certainly show its condition, so shouldn’t be many surprises on viewings.
