Hi
House on market but when viewers leave feedback it usually something like they like the location but the house is in poor condition. They never seem to able to pinpoint what the poor condition is though and when they have pointed out poor condition it has not been true. Yes the kitchen is 15 years old but solid carcass, bath is 14 years old I can accept that, boiler 14 years old which I tell them about but surely that doesn't mean the house is in bad condition. My point is are they just saying this to get money knocked off or am I not seeing what they are seeing. Finding it very confusing.

Does the price reflect that it needs new kitchens, bathrooms, boiler?
Are you doing the viewings yourself or an agent? You are less likely to get honest feedback if you are speaking directly.

Hard to say to be honest if they want to spend 7k on fancy state of the art kitchen don't think I should knock 7k off the price. Boiler - I could agree to get a new one as part of the deal. It's only the bath and tiles that are old - rest is fine. EA haven't advertised it as in need of modernisation.0

If they wanted to buy it with money knocked off, they'd be making you an offer, not saying they're not interested.angelasocks said:

Poor condition in this context doesn't necessarily mean in a state of disrepair, it just means not already in the condition they would like, ie newish. Does not necessarily mean you should be reducing price but if buyers are comparing other properties with newer decor they may prefer them. It is not even necessarily about the money, some buyers just don't want the hassle of doing work.0

It's not too say that you need to do these things but you need to look at other houses for sale in your area and if they have all these things and are not much more expensive, then they are not going to pick yours. If your area is attracting more FTBs maybe they will do a kitchen, or a bathroom, or a boiler. Many will be reluctant to do all these things unless the price really is right or its their dream house.0 -

Some have made criticisms but made an offer, the last one today came back with "wants work doing to it but may come back to you if we have a change of circumstances" - I just feel a low bottom offer may be coming my way if they make one at all.

I find it curious feedback, I have viewed lots of places and have often said "needs more work than we would want to do" - wouldn't say it was in poor condition - sounds like a lot more is needed in this case0

Yeah seems reasonable. Really mixed bag in my area, detached, terrace (mine), bungalows, 2,3,4 beds so wild variations in prices and buyers. Not much like for like competition, one like mine 20k more but has 3 bedrooms, mine has two. That house is advertised as in need of modernisation and been on the market 4 months or so.
