    IS that the right property? It only shows two bedrooms and you mentioned three?

  • Yes it's a old floorplan the garage has been converted to a bedroom and ensuite but the rest of the house is the same.

    I'd investigate the possibility of splitting the converted garage into front room, back room and maybe  a tiny shower room? It looks like it's a fair bit bigger than larger front bedroom.

    Can you make it that you walk from your door to the kitchen by removing the cupboard and walk round to your current lounge and diner that way? Could you then make what is the current lounge bit into a bedroom by sectioning off and use the diner part and conservatory as your living and dining space.

    My friend has 3 boys, 6 year gap from eldest to youngest and a 3 bed house. Older one has small room and the 2 younger shared, which was fine until middle one got to 14 wanted mates round, sleepovers and younger was trying to sleep. You waled through my friend's front door and then through the dining room into the kitchen. She put up a couple of Ikea tall Bookcases to create a 'corridor' to get to the kitchen and then turned the rest of the space into a bedroom for youngest. She did this when he was 10, he's collected his GCSE results today and is still sleeping in his downstairs room.

    Replying to the  “when I were a lad” earlier comments, ultimately a bedroom pet child or private space comes down to affordability and how many children you choose to have. And whether you’re living in an extended family or not. 
    It’s just not always possible.

  • We can't convert the loft it's too low apparently. Our eldest has ASD and is very settled and happy here so moving wouldn't be a option for us. I guess the best option would be they could share and later on we sleep downstairs in the dining room

    Do you really want 5 of you cramped into such a small house and take away more of the limited downstairs space by sleeping in the dining room?

    I know you say that moving isn't an option but you really need to think about your own comfort as well as the kids in the long term and i would say you certainly need more space. Also what happens if you get another surprise pregnancy then you will definetly need to move then so better to do it now than wait i would say.

    Definetly the best option without moving.
