Lack of building regulation approval.

That is exactly what I was thinking. I am still waiting on a response to enquiries to find out for sure if the indemnity insurance is just regarding the windows or if there is indeed a lack of completion certificate for the original build.

Assuming the worst case scenario (that there is no certificate provided), where should I be looking to obtain one? The local search has come up saying none available at the council, please ask the vendor.

This of course should be a job for the solicitors, but based on my experience so far with solicitors over the last year trying to move home I have no doubt I will probably have to try and find it myself.

If the council can't be persuaded to find it, the developer ought to be able to help.
