Sell after 6 months or wait?

First time poster here, I sold my house two years ago and moved to temporary accommodation. I now regret this but can’t turn back time. Subsequent price rises meant I couldn’t find anything to buy near family. Eventually I bought a small house about 25 miles away where prices are lower, but have since received a small inheritance. I have lived in the house for 6 months, but need and want to be nearer family, friends and job opportunities. Should I put the house up for sale now/September or wait until a year has passed and risk selling at a loss if prices fall? Kind answers appreciated.

    Why wait? Have you done anything to the house to improve it or just left it a bought? Either way you should be able to rrecoup your purchase costs minus fees etc?

    Thanks. I’ve just freshened up the decorating to make it more pleasant to live in and for estate agent photos. I’m thinking I’m more likely to recoup my purchase costs now than in six months’ time, if prices fall.
  • If you are certain you want to move there seems little point in waiting, so you may as well just go for it. Who knows what will happen to prices (and they are not allowed to be discussed here anyway). Be prepared that some buyers may be wary of a house going back on the market so soon after a sale.
  • I put my house back on the market 8 months after getting the keys (unexpectedly having to move for work). I have done quite a lot to my house though, but the offer I accepted was a big increase on what I paid for it. I don’t think there is any harm in getting it valued and see what an estate agent says. I think it’s still really competitive out there, so I doubt you will have trouble to sell for a good price - the market might make it harder for your next purchase though.

    You can get the property valued and go from there.

    After 6 months means buyers can get mortgage and won't be affected by the 6 months rule.
