Ideally daylight should only be coming in through eaves vents and ridge vents (if a ventilated ridge system used) while the rest of the roof has a continuous layer of felt or breather membrane between the rafters and roofing battens. There will be exceptions in older properties (e.g. scantle slating) but this is how it is done in most cases.sidneyvic said:

There's nothing visible in our loft or our previous one. There's ventilation in the eaves but the roof slope is so shallow any light isn't visible. Our previous loft, I spotted daylight as OH turned the loft light off. Turned out to be a slipped tile.

So many variables in selling a house it's hard to say whether I might be better going with a traditional EA.
Had a viewing booked in on Monday - they messaged to cancel last minute.
Viewing today Saturday they asked for 9:30, I accepted, then they changed asking for 8am today so I accepted that. Spent 3 hours cleaning and scrubbing last night, didn't sleep well and got a message at 7:15am this morning to say they had cancelled altogether. So sparkling clean house, no viewers and not much sleep - fed up.

Don't get too excited when the agent comes back with stats on how many views there have been on the website - it's the MSE effect!You have made a lot of changes so the website pictures need to be updated with made beds and tidied up garden, etc. The agent's description talks of "... garden with fantastic views to the rear of the property". If that is true rather than exaggeration a photo of that would also be a good idea.

Are these new-builds where the sellers obviously paid a hefty premium for a brand new house with sparkly new appliances? As other than that I can't fathom where in the UK house prices are lower now than they were 3 to 5 years ago...OhWow said:

Yes people do seem to keep trotting out that line for some reason, maybe they don`t follow the news or something?
