You say you've messaged the seller - for me, I'd avoid personal contact and go via the agents to avoid emotions clouding what is already a stressful time all round2

When I tried to get some suitable discounts from potentially motivated sellers (Cash buyer) I was told if you want to achieve those prices you need to think about going to auction. I thought that was quite a good response from the estate agent. Polite but go away.5

It's an online agent so buyer can send you messages - admittedly although it does feel a bit weird the agent came recommended by a friend.
