Land Registry RX1 Form Section 9

I am the sole registered owner of my home (freehold) and there are no charges.
I want to place a restriction on the title to avoid potential fraud. I am completing form RX1 and want to check which standard form I put in section 9. Is it Form LL?
"No disposition of the registered estate by the proprietor of the registered estate is to be registered without a certificate signed by a conveyancer that that conveyancer is satisfied that the person who executed the document submitted for registration as disponor is the same person as the proprietor."

Are you sure you want to do that? Several previous threads here where people have encountered problems (because conveyancers are reluctant to provide the certificate referred to).2

I was advised that as there is no longer a mortgage charge on the property, I should apply for a restriction to avoid potential fraud. I'm near retirement and t's very unlikely that I'm going to sell the house or change the title in any way.

Have you registered fpr the Land Registry Property Alert service?

If you do, you get regular e-mails to confirm that nothing has changed, and an e-mail to alert you in the event of any activity relating to the property.
I agree that getting someone to sign a certificate to state that they are sure you are you, should you need to deal with the proeprty, may create problems - if you have a solicitor you use regualrly and who knows you personally they might be willing to do it, but given that givi a certificae like that potentially open them up to liability if there were any fraud a lot of companies will have a policy not to give that kind of certificate / assurance , as it's a big risk with no benefit to them.

Bear in mind also that the risk of fraud is somewhat less for owner-occupied properties - bit more difficult for somebody to pretend to be a vendor showing people round, or receive mail about a mortgage application, unless they're, say, a tenant or a squatter of some sort.2

The rough plan for retirement is to share a house with my partner, I would then rent mine. Based on the advice you've provided, I might save my £40 until I'm ready to cross that bridge.

If I do decide to go ahead, can anyone confirm that it is Form 'LL' I need to put in section 9 of RX1?

Yes it's the LL Restriction.1

Identity theft leading to fraudulent sale of property without the owner's consent seems to arise because conveyancers who do not know the fake vendor personally are satisfied by an identity based solely on a driving licence, which may be fake.
Why should it be difficult to apply the same verification criteria to conveyancing as applies to a passport application, which equires the applicant's identity to be validated by someone who knows the applicant personally?
Alternatively or in addition a photograph of the owner could be stored by land registry and compared with the appearance of anyone trying to sell the property at a later date.0 -
I realise this is an old post, but what happens if you have this restriction then die? I assume the executors have some way of lifting it0
