If they were clear about that I would not have a problem, but as above they seem to have gone out of their way to say the shower worked.lookstraightahead said:

I just get the feeling it was done on a devil may care basis and I see it as a bit of a waste of money getting the higher price survey considering they did not even spot the structure issue which may or may not be bad.I'm not sure what that one covers, bit it might be worth checking what it's supposed to covers and comparing what you received. I would doubt it covers whether a shower works etc, but I could be wrong.0 -
I wouldn't think it reasonable to assume that a surveyor would do more than run it briefly to check that it appeared to be functioning.[Deleted User] said:

A surveyor cannot move furniture, dismantle things, or anything else without the vendor's permission, nor do they normally check the plumbing or electrics, neither of which they would be qualified to do anyway.
It's purely a visual inspection.
As a FTB, you probably expect everything to be in perfect order, as it was when you rented. It doesn't work like that with a house purchase.No free lunch, and no free laptop

What did the surveyor say when you challenged him on these matters? I'm assuming you've spoken to him as that would be the logical first port of call for an unsatisfied customer.3

It sounds like a level 2 survey for £700 rather than a level 3 which are usually over £1000...check what you had and what it was meant to cover.
We had a level 3, he checked all the taps, flushed the loos, shower on off etc but they don't fully test anything like electrics, gas, heating...they will always recommend you get them independently checked by electricians etc.
I'd say you are probably wasting your time, we had a level 2 and 2 months in our boiler packed in. On the survey it says appeared functional (heating was on the day he came) but recommend a further inspection by a engineer to be sure etc etc...we didn't bother. We wish we had now as we were 4k out of pocket for a new one shortly after. My point is we didn't feel we had any recourse as we should have got it independently checked and we didn't.3 -
For a £700 survey you wouldn't expect that level of detail, these sort of issues nearly always crop up when you move in, it's part and parcel of buying a property and reason for always having a contingency fund.
I suppose the a question is, had you known about those things if they were flagged in the survey, what would you have done differently? The shower and extractor fan are hardly grounds for negotiation on the price, or a big enough reason to walk away...
