Survey Cost

Hi

Can anyone tell me what I can expect to pay for a level 3 (structural) survey of a first (top) floor 2 bed flat (612 sqft) in a victorian terrace?

I've been quoted £1050 +VAT. Does this seem reasonable?

Also, the property looks in good condition. Is it still worth getting level 3 or would level 2 suffice?

    Can also depend whereabouts in UK flat is situated

    I wouldn't bother with level 3 unless I had concerns about structural stability or had some specific reason for wanting a more in-depth look.

    Bear in mind also that what in theory ought to be covered by a level 3 is likely to be heavily caveated in relation to parts of the building which the surveyor can't access (whether that's because they're within the other flat(s) or simply because they can't lift carpets, move furniture, get into the loft, etc).

    I will say get a few quotes maybe 3 for example and compare.

    Yes, we paid £970 plus vat in Herefordshire. We were quoted £800-1400, went for a company we've used before who are excellent. 

    Definitely worth the money in our opinion especially if you are buying Victorian!! Level 3 is very detailed particularly if you are considering alterations etc

    For my own research there seems to be a wide variety on the quality of the report. From I can see a lot of the cheaper surveys you offer high-volume surveys offer a mall cookie cutter experience just taking boxes and covering their backs.

    Fees are typically calculated on the purchase price of the property and I'd always recommend a Level 2 (HomeBuyer Report) on a flat unless it's in a rundown condition.  There would always be natural restrictions to any type of survey as the surveyor would only gain access to the flat internally and not the entire building.
