Business Rates on second property

Does anyone know if I can claim business rates relief on a commercial property as a sole trader, when I am claiming business rates relief on another property as a director of a ltd company?
My partner and I own a commercial property which we rent to our Ltd company as a business office (we had to do this as insurers won’t insure owner occupiers!) - the property qualifies for business rates relief.

My partner has just bought a second commercial property which I will be using as my office (as a sole trader). I could claim business rates relief on this as a sole trader, but as I have my name on the ltd company business rates I could be charged business rates on both properties as together they exceed the sq footage threshold for exemption.
So we own property no.1 jointly and rent it to a ltd company (of which we are directors). He owns property no.2 but will be renting it to me (sole trader).

As you, your partner and your company will be separate legal entities, they shouldn't be aggregated0
