Full right of way is good enough, It wouldn't stop me buying. I wonder if the 2 solicitors are the cause of the holdup - ie has anyone actually explained it to the buyer to see if they are ok with it?

Had a similar thing selling a renovated house where the buyers solicitor kept asking for us to indemnify (if that's the right word) rear access. It was nonsence, as the rear access was via a shared passageway like hundreds of thousands of ex local authority homes built to the same plan throughout the country. When we finally spoke to the buyers they knew nothing about it, their mortgage advisor got involved and sent pics to all parties and the solicitors said it was a misunderstanding!!

This is great advice - thank you.

As far as I can tell, it’s just the solicitors arguing between themselves!

The buyer is actually overseas and have never stepped foot in the property but, as far as I am aware nobody has actually spoken to them to find out what they think about it all. Thank you
