Is there an advantage in using a local address?For HMRC/tax purposes I would have thought your actual overseas address is preferable - especially if seeking permission to receive rent gross as HMRC will want to be able to chase up your tax return direct.For tenancy purposes it's not a question of 'advantage'; it's a question of complying with the law.

Put yourself in your potential future tenants' shoes: would you really want your novice landlord to be living on the other side of the world? If not (and I think that would be the correct conclusion) then letting and moving to Australia at the same time seems like an awfully bad idea.
