Building Regulations Indemity Insurance

Whilst trying to sell my mothers house, we have been told that we need to pay for Building Regs Indemity Insurance due to the fact that we don't have a Building Regs Cert for the LPG Gas Tank that is in the garden, that was there when my mother purchased the house 15 years ago. We have agreed to this, so as to keep the sale moving ( I'm not happy about it, but that's another story!). My question is though, do I arrange the insurance or does my solicitor and I just pay for it? Any help would be gratefully received. I've not come across this before. Many thanks in advance.

It's probably more accurate to say that the buyers have asked you to pay for indemnity insurance.
If you refuse, the buyers might pay for it, ... and/or it might make the relationship with your buyers more difficult, ...and/or the buyers might walk away from the sale in a huff.
But the indemnity insurance will be arranged by the solicitors. You just have to pay for it.2 -

It's a pointless policy as Building Control cannnot enforce the Regs after 12 months, so no claim will ever be made.The buyer's mortgage lender may have insisted on it (no idea why they do this) in which case it's 'required', but up for negotiation whether you buy it (via your solicitor) or insist your buyer pay (as it's his lender that wants the pointless policy....)1
