HELP PLEASE!! BUYING HOUSE WITH LOW (F) EPC RATING

    "Markin" - yes, I did ask if they can get hold of the utility bills for the energy, but the Agent's saying that they can only provide the information that they have on the form given to the Owner, and the remainder of my queries (regarding EPC recommendations, etc,) need to be carried out by the surveyor...
    As for measuring the cavity - how would I do this?!  I cannot see any marks of any kind on the walls.  
    (The annual kw is on the copy of the EPC attached.)

    Measure at a doorway the total width of the wall.   Pre-1965 properties were built with imperial bricks, which vary in size but are most commonly 230 x 108 x 73mm or 228 x 108 x 68mm.

    So 24cm with 2.5cm of that being plaster would be certainly solid.

    Unless its been re-pointed you should be able to spot where it was drilled and filled.

    The annual kwh on the EPC is estimated rubbish, so useless.

    If the is a cavity of 50mm filled you can reduce the insulation board on the inside to 30mm or 50mm rather than 80mm - 100mm, if you still want it.
