    If you are changing the material or increasing the height of the roof it could do.  In particular if the building is in a conservation area or there is a listed building nearby.

    On the subject of planning, since you are taking the whole roof off, you might want to think about any plans you have for the future and incorporate them now.  E.g. if you wanted to make the loft space more usable then having a dormer or roof window added while the roof is being replaced would cost less and be better overall than having one inserted at a later date.

    Also, all work on a roof is subject to building regulations (in terms of compliance) - the 25% rule only relates to whether approval/notification is required.  Referring back to the previous posts, you (as homeowner) have ultimate responsibility for ensuring the work complies with building regs.
    How much do you think we’re talking in terms of cost difference between having a window or dormer put in now, instead of say in 5-10 years?

    Trouble is, we need the reroof now.

    If we were to have a loft conversion, we wouldn’t choose a Velux window. We’d want two dormers. There, you’re already looking at £35k, aren’t you?
    What makes you say that?

    Not being funny but my roof (slate) is at the end of it's life and probably has been for the past 10 years but I've managed to soldier on with it with the odd bit of regular maintenance and nursing until I decide to have it re-done or sell the house, whichever comes first. Unless, structurally your roof is about to fall down or you have major leaks which can't be sorted then I'm sure you could probably wait a few years.

    I say that because we have had major leaks. Our rafters and joists are getting continuously wet, and we've had three areas in the house where water has come through the ceiling and into the living space. I've tried to find the source of the leaks, and can't. We live in a coastal area and are backed onto fields... so plenty of rain and plenty of wind makes its way over our roof!  :D

    We are actually having the fascia, soffit and guttering all done at the same time, so :smile:
