Reroof — Slate vs Concrete Tiles?

A reroof doesn’t fall under the requirement for planning permission though, does it?
Though, if replacing more than 25% of the roof, it does require building regulations.
I’m hoping to speak with the roofer this morning, so I’ll get his thoughts on the matter too. And if need be, chase building regs!0 -
If your roofer is part of the competent persons scheme he will deal with the building regs for partL.
Planning can apply to a change of materials in some cases. As TELLIT01 said it's worth checking.0 -
Following with interest! Funny enough we had a quote for a part new/part re roof for £27.5k in Spanish slate, which I mentioned on another thread. That roofer also told us there was only about £1k difference between that and Marley modern. I haven't seen the full quote yet but I did think that was a bit odd, but maybe he was right, given you've been told the same!
Stuart and Freebear gave helpful advice on that thread too, which prompted me to do some research on Spanish slate. I asked him and he told me he'd let me know what quarry it was from, and that they're good for 100 years, but I have checked the sample he dropped off and it doesn't have the kitemark stamped on it that I've read it should have, which makes me nervous 😬 so look out for that too!1 -

Oh maybe I've read it wrong! That was my understanding but perhaps it's the quarry itself that is gjven that standard rather than the actual tile. I'm sure someone more sensible will clarify (and hopefully put my mind at rest lol)0

E.g. if you wanted to make the loft space more usable then having a dormer or roof window added while the roof is being replaced would cost less and be better overall than having one inserted at a later date.Also, all work on a roof is subject to building regulations (in terms of compliance) - the 25% rule only relates to whether approval/notification is required. Referring back to the previous posts, you (as homeowner) have ultimate responsibility for ensuring the work complies with building regs.1

Trouble is, we need the reroof now.
If we were to have a loft conversion, we wouldn’t choose a Velux window. We’d want two dormers. There, you’re already looking at £35k, aren’t you?0 -

Doing it now would save a (guesstimate) £1K, so it makes sense to do any/all roofline work whilst you have scaffold up.Currently having work done on my roof, and getting fascia & gutters done at the same time. And before the scaffolding comes down, going to render & paint the upper half of the building.
