    That doesn't sound like a very good option at all.

    Selling at auction typically means achieving a lower price than obtainable through a conventional sale.

    The OP and BF have a mortgage to pay off, plus possibly an early redemption charge, plus all the fees.

    Rasing the maximum they can from the sale should be the priority, in order to set them both up to rehouse themselves.

    Selling at auction may not raise enough to clear the mortgage plus costs, setting a reserve to at least cover those costs may result in no sale.

    Something which might be worth considering is whether anyone could foster or board your pets temporarily - that might give you more options.
    Have you spoken to an estate agent in confidence about how quick a sale would be likely to be?  Do you have a sense of the local market at the moment?
    Often these discussions seem to be about who will stay in the house - if you both moved out and aimed to sell ASAP it would be a fair and equal option.

    It doesn't have to be difficult, it depends on your relationship.
    I was in the same situation when I was 21 but because it was amicable we both just continued living in the property in separate rooms until we sold and both moved into rented about a week before completion.
