    The consensus is don't but as you know it is only you two that can decide.
    Being "noise sensitive." The house you are buying appears to be of good proportions, have to consider a detached property?
    All of our children have a detached place but we don't we live in a EoT.
    Trust me, you cant beat a detached place even if you are not "noise sensitive."

    Take a detached if its in a location that is acceptable and if it is smaller, you can always add to it at a later date.
    Even though I've never lived in a detached property as I said our kids and some of my family have them and you can't beat not hearing next door.

    A semi, you will hear people, especially in newer builds best builds are 1930's properties.

    I would pull out. If you didn't know and they were quiet you might not notice but now you know you will be even more on edge expecting their to be noise. 

    I'm currently renting in an area that is notorious for student noise. We have posters on our signposts of very sad school aged children asking very politely for all the students to help them sleep .. which have been graffitied.... extensively. We can even hear the HMO 7 doors down in the summer. 
  • The quietest places we've lived next to were a village pub and an old house converted into flats. The noisiest two were a detached house by a busy road and a housing estate.
    It's the neighbours themselves, whether they care about noise or not. But I suppose with an hmo as someone said there are probably more cars etc.
    a hmo doesn't equate to noisy people per se. My daughter is in a flat share and they're all at work or out.
    as you're partner is noise sensitive, you need to think of any house and check (im noise sensitive). You can be in some glorious countryside and be woken up by chickens)

    Except if you're noise sensitive to barking dogs, lawn mowers, garden parties, hedge strimmers, chickens. 
    I would say old thick walled houses over a new detached.
    depends what you're noise issue is.

    Depends what your noise issue is. I would run a mile from a detached house on a new estate or near a main road as cars is my problem. Yet I'm happy to hear people (if that makes sense).

    My partner is noise sensitive so we've only been looking at detatched properties. Just not worth the hassle of them being upset 24/7.
