HMO next door Neighbors

Hi,
We are going to buy a semi-detached house that we like so much. Unfortunately, we just learnt that the next door neighbor is HMO ( House with multiple occupations). My wife is a noise-sensitive person and we are thinking about pulling out. Anyone who has a similar experience can advise please?

Thank you all

What type of HMO? Is it occupied by students or is it older professionals?
I live in a room in a HMO and none of us make any noise that could be heard from the attached property next door.

I'm good friends with someone who has been relentlessly tormented by it for years - music blasted til 4-5am with the windows open, constant clear signs of drug dealing, police showing up, noisy fights and door slamming going on next door. Landlord does nothing and all of the neighbours (and themselves) are afraid of reporting it because then it could make their property harder to sell.

You might have no issues. But personally, I wouldn't buy next to a HMO knowing it could be a major inescapable issue.

My daughter lives next to an HMO and she has had issues with them but can hold her ground and sort it out, I’d not like to deal with her when she is in full flow!  But if you are not able to deal with confrontation I’d pull out.

Even assuming no antisocial behaviour, there's obviously likely to be more disturbance from 3+ "households" through the wall than one household.

No offence but it does not matter who lives next door ATM as sadly HMO's can change massively with even one new T coming in and therefore IMHO, best avoided.
The more rooms, the bigger the chance of problems.
Having stated the aforementioned, you need to balance/investigate  what group of people it has been rented out to and ask the
sellers of the property you like how long they have lived there, when did it become an HMO, have there been any noise, parking issues etc.

Moving is stressful and next door being rented especially an HMO would put me off. On balance, what appears to be nice people next door could be the nastiest people you re ever likely to meet.

Only you can decide. Good luck.

I wouldn't go anywhere near that house.  You want to pull out ASAP unless its the only house you can afford.

As others have said it can change from good to bad and back again at any time.  The only thing to do at this point is to do some drive bys at various hours to see what it's like.  Music at 3 am or no parking because they all have cars or whatever.  Too much garbage for their bins??  We got all of those from some nearby (not attached) students.  We were told once that it was ok for them to be noisy until until the early hours mid week as they didn't have classes the following morning.

Frankly the noisiest we had from the people on the other side of the wall were those who were DIYers and wanted to be using a sledge hammer at 10 pm on a Saturday.  Drove the cats wild too when they were sanding on their side of the wall.  A previous occupant complained to us about our noise because the clock radio was set to come on at 5:45 am.  he'd bang on the wall when it woke him up!  Not sure how as i could barely hear it myself!!!
