New build flooring by developer or independent contractor

Hi all,
I am new to this forum. I purchased a new build from Bellway/Ashberry off-plan. It does not come with flooring nor turfed garden. Developer just sent us flooring options they offer. I am trying to quote from independent contractors to save some money. I am concern about skirting and sub-floor condition. Is there anyone with experience to install LVT by third party? What are the major issues I may face?

So they build and sell homes with no floors? And you can choose to have them add the floor or find an independant contrator or DIY?How about the roof? Is that included or also an extra.....1

If the developers do your flooring there should be no vat added, if you get other contractors in they will charge vat.0

Just the developer's flooring options are quite expensive. Would like to know whether the sub floor preparation is needed if I get a contractor to fit LVT flooring. And will developer install skirting if I do not choose one of their flooring options?

Hiya, what flooring options are you considering?
I opted for carpet throughout as part of the negotiation for my new build, it meant that it was all done prior to completion and then any issues would be covered as part of snagging.
If you opt for a third party I'm not sure if you'll be able to have it done prior to completion. Also, I'm guessing any issues with the flooring will not be covered under snagging so you would need to go through the third party if anything came up.

You could always quote up for a contractor to do it if you know one you would trust to do the work on time and to a satisfactory standard. Well fitted, quality flooring can be pricy still.
At that point you can compare options, is it worth getting it done before completion or is it worth waiting and having your contractor fit flooring after.1 -
Downstairs we had a concrete floorUpstairs we have chipboard sheets as flooring.We have had wood flooring laid since we moved in (but our house was allegedly finished when we bought)You get a wider option if you fit yourself but more hassle.The concrete floor has plaster splodges under the carpets (and on exposed floor in garage and boiler cupboard).May you find your sister soon Helli.

I've had three new builds over the years - always got the flooring doing by someone other than the developer - worked out cheaper even though it included VAT1

If I was paying for them myself I’d have someone come in to do it - my friend did this and they were great, skirting was fine, they just took it off and put it back on afterwards.
We negotiated ours in the incentives so we didn’t have to worry about it when we moved in1
