    If you were buying a pair of trousers do you always wish to tell the retailer why you're buying them? What if you want to try them on a second time? It's the buyers survey and the buyers business. Why on earth would they exchange befire they are satisfied (whether they tell you why they want to look or not).

    and if you don't want anyone to have access to an empty property, go there yourself. 

    People don't just hand over hundreds of thousands of pounds to avoid putting a vendor out

    Personally would say no to both unless accompanied by the estate agent 
    my buyers surveyor went to my late parents house and took up floorboards ripped wallpaper off the wall 
    made a complete mess 
    I did allow the buyers to go in with builder several times as long as the estate agent was with them

    This echos my thoughts. Our house buying system seems to embed a very low number of viewings for the biggest purchase most people ever make. 

    They are clearly serious about buying your house. The house is empty and it doesn’t inconvenience you as you’re not living there.

    Yeah, having had issues with damage for unsupervised access to an empty property before, I know what nasty people are out there, who will not hesitate to damage a property so that they can see what they want to see and then not buy it.  A few of these and the place would not be saleable to the next person.

    I have allowed access with the estate agent in supervision and no intrusive digging around as it is not his house and unless the survey states a problem that needs to be investigated by lifting or digging things, I am not going to allow any such thing to my property.

    His builder can no longer come over because he has now gone on holiday.

    We didn't come across any damage (as such) when selling my father's (empty) house.  We did, however, put a piece of A4 paper, sellotaped across each of 3 toilet seats, stating that the water system had been drained and DO NOT USE.  Really nice (NOT) surprise to come across a sea full of floating t***s when we made a visit a month later.  Had to use buckets of water, filled from the neighbours outside taps, before we got rid of the offending s**t.  Ggrrrhhhhh!
