Thanks to everyone that replied. It's certainly a case of being naive on our behalf having never been in this situation before. I can certainly see where everyone is coming from with regards the S21 and it not necessarily being 2 months but as stated, maybe to my detriment, I am not a rebel so if we are advised 2 months we will look to ensure that is adhered to in order to cause minimum fuss to the LL.

If you don't have somewhere you want to move into yet, then be awkward. It's not rebelling, it's exercising your right to your home. You do have somewhere to go though, so LL needs to be glad you're leaving instead of wanting another month rent from you.
You're actually in the stronger position, and owe LL nothing. They want the most unearned cash possible from your home by selling it at just the right time. Why help them?0
