How to claim parking spaces missing on title plan?

If they are right in front of his garage, he must have a ROW over those spaces. Surely?!Ath_Wat said:
Or indeed until someone else starts parking there and says "Prove they're yours".canaldumidi said:GDB2222 said:Or, keep quiet, as nobody has complained in the last 50 years?
That's fine till OP comes to sell......No reliance should be placed on the above! Absolutely none, do you hear?0 -
"My question is ..... it is possible to request the change to the title plan myself at the Land Registry or do I have to use a solicitor?Any feedback much appreciated"You should always use a solicitor anyway with these type of matters to ensure it's done properlyAnyway is there anything glaringly obvious why those spaces aren't on your plan like drains or manhole covers or access to utilities or something?Like Tbagpuss said they could even be on a seperate title.

If they are blocking the door, one would think he does. But maybe they're not. What he has said is they are "outside of the garage".GDB2222 said:

Any mention of them or the access to them in the deeds?

Nothing on the Land Registry showing these two parking spaces as being registered. Strange as all other 4 houses DO.user1977 said:Have you checked that the spaces aren't registered at the Land Registry at all?0 -
The two parking spaces have not been fenced off but two posts were installed many years ago to show the parking spaces are "owned" by myself. I have been using the parking spaces one and off ever since I bought the house over 40 years ago.GDB2222 said:On what basis would you be claiming that land? A mistake in 1970? If so, I think that you would need a court order.Unless you fenced off the land, of course?0 -
Not planning to sell but just want to make sure there are no issues in the future if the property does get sold.TBagpuss said:It's possible that the spaces are on a separate title.
However, in the dfirst instance you can do a title map search to find out if the land is registered and if so, who it is regieredto, and acna then look at getting it trnasferred to you - you may be able to apply for adverse possession if it is not registered to you.
Are you planning to sell, or is there another reason why you have now found this out or need to rectify it?
I think it is probably pretty important the title plans do show these parking spaces as it will add to the value of the property.0
