Sale fallen through: advice needed please

    I'm not sure if you have a local community site where you are such as Nextdoor or a local facebook group?  I've found so many good tradespeople on these websites from recommendations of other local residents. Most are not found on Checkatrade etc

    Perhaps your letting agent can recommend who they use?

Our letting agent has recommended somebody who has agreed to go around and see the extent of what needs repairing and replacing, and I've booked in no obligation quotes from some companies in case anything does need replacing (whether we take this off the price or get the work done, we'll have to decide).

    If you don't live in the house, or near the house, then drop the price and sell "as is". Estate Agent will find someone who wants it and will be happy to do the work. Lettings Agent is not your friend, they are getting money from you every month for doing nothing, therefore they don't want the house to sell.

    Also, you need to get the Letting Agent to explain exactly what happened with Point 3 if you paid them to solve it, or if its a new problem.

    The letting agent aren't charging me as there's no rent coming in; they are also the company selling the property (they're sales/lettings). 

    Fair point about 'point 3,' though, if anything comes of it. We'll see what happens re. the guttering etc., but I'll put point 3 over to Lettings now to see what they think could have caused it.

    That sounds like an excellent idea and you can make an informed decision based on that, also your agent may have some advice too as it is in their interests to get your property sold.

    i would expect a 15 year old house to be in much better condition !
    I would too! However, there is nothing alarming about that survey to me
    2006 LBM £28,000+ in debt.

    The points raised such as the rendering and guttering are usual things picked on a house survey. Some of these also sound pretty easy fixes. As others have said, do the bare minimum, then re-list, seasoned buyers will not be put off.

    Trouble is there's no shortage of work. Tying tradespeople down to when they'll be available is the challenge.

    did the buyers not try to negotiate ? none of that seems to be anything that would completely put someone off a house

    It seems ex BTL properties are generally in need of work. I guess landlords want maximum return and so the properties maintenance is the bare minimum and the homes are unloved.

    Price accordingly. Be realistic.

    That's what surprised me. One day they were talking about getting curtains and blinds, the next they emailed our Estate Agent saying they're withdrawn the offer, cancelled with their solicitor, and taken their own house off the market....Very odd.
