Trying too do as cheap as possible

I’m the sole survivor from my family of 4
my mum dad brother bought the x council house 8 years ago,sadly they all passed away,
None off them done a will ,Iv all ready proved too several banks 
the house they bought in all 3 names
know here’s my major point 
I recently got married mistake (spongers)
I want my daughter and my grandson too have the house it was my family wishes
before I got married 
I’m still with my wife,I know if I made a will left it my daughter the family would advise my wife see solicters,and they will contest the will ,from which my daughter loose house
The solicters which have the deeds,it will cost us about £1000 
is there any other way too transfer too my daughter ,the house is still under my familys name,no changers have been made

    Do you live there ?

    That will be a £1000 well spent. -  will and updating of house details

    Is your new wife (and step children ?) financially dependant on you ?


    PS In your earlier post you were trying to find your dads will - did you?

    What was the order of deaths of your parents and brother.  

    Did either your Mum or brother make a will ?

    So after the death of your parents you are now the sole owner of the property (regardless of the land registry not being up dated). Transferring the house to you daughter will not protect it in the case of a divorce as it will be deemed as deliberate deprivation of assets. If your marriage is that unhappy then go for a divorce now. Assets are not split 50/50 if the relationship has been a very short one, so the quicker you end this the better.

    I’m don’t want a divorce ,im 55 now unhealthy with issues,the order of deaths mum,brother dad ,bo ,
    I paid a company too track the wil down of which we mislaid they arsured me bo solicters in Nottingham as got the will
    I paid extra in case was not registered still did not track it down,1 year later too find which solicters had delt with us ,they did not register it,the company said they will deffo track it down if there is one

    Yes my wife is dependant on me,we know have son living with us because his dad dumped him on us ,he is now 14 
    mum going too leave my wife money

    Can you clarify, have you not found any wills of the deceased family? Are any of the owners of the house still alive? If not, what order did they die in? Also, did your brother have any children?

    will often cause problems,. sometimes you have to spend to get the right result

    To summarise

    Mum died  first - She must have had will to leave your wife money ;  rest of her estate to your Dad I presume. 

    Brother died second -  I assume no will and no children

    Father died last and left a will which cannot be found. In which case his estate (under intestate) rules passes to you. Probably the same effect as the will.

    Should you die without making a will then your estate  passes to your wife - your daughter - unless she is financially gets nothing. nor does your grandson

    Action -  make a will leaving nearly all to your daughter but a token to your wife and step daughter then she cannot claim to have been ignored but can still contest the will.

    My mum died 1st automatically house automatically goes too other 2 my dad brother,then my brother died (no kids)
    then my dad passed i found the will myself he passed house too me,I want too pass too my daughter grandson,if it’s going too be easyer I will use solicters,if I made will too my wife not leaving the house too her,my wife’s family (spongers)will advice her too contest will
    so is it best too use a solicters and get the house signed over too my daughter before I die?

    I trust my daughter 100% not too throw me out
    i promised my parents before they died I would leave house too my daughter grandson,
