    @DairyQueen - how big is your house out of interest (number of rooms)? I'm coming to a similar budget for a 3-bed detached, but all pipework and all-new electrics (going back to brick). 
    1500 sq ft without the extension and garage. Kitchen/diner, living room, study, utility, cloaks. 4 beds plus 2  tiny en suites and a smallish family bathroom. The pipework will be checked and pumps installed where required but no need to go back to brick (I hope). Are you extending too?
    I am extending, but we're hoping to 300k will be absorbed into the house value - so when it comes to selling, at least we can recover the costs. We bought for about 300k less than equivalent homes. However, that might not happen, and we don't really mind - we can have a home to our taste.

    Noooo. Don't build up to the boundary unless you have space down the other side of the property. Having a path from front to back means you don't have to carry stuff like garden waste through the house.

    Don't panic Mr Mainwaring!  Yes there's a gate at the other side and also a rear drive.

    I would be but I'll have nothing to share for a while, since we want to live in ours through an entire year to be sure of our plans. We've been getting rough quotes for now. 

    @Doozergirl - is there an online forum that you can recall for house renovations/consumer queries that we can seek advice from? I know you're in the biz. Or is a thread in the right place of the MSE Forum going to be a better option?

    Certainly it would be good to compare issues that arise and solutions to them, though you may end up giving more than receiving as you're the furthest down the track I think.

    Thanks for the info, I emailed three and already have a reply from one. Next job is just to see how the costs pan out on a job the architect has already prepared, not sure exactly how they may mesh in.
