Documents after completion?

Hi guys,

This may well be more daft questions from me, but it just crossed my mind last night that I’ve no idea what happens at/after completion.

We exchanged yesterday (finally! Hurrah!) and complete tomorrow. What will happen on completion day? We have 2 weeks overlap on our rental so are going to do a gradual move over the next week, I mean more on the conveyancing/formalities side, rather than practicalities. I could ask my solicitor but he's actually coming in during his 2 weeks of annual leave to sort completion (was supposed to all happen yesterday but the sellers were convinced everything on the same day wasn’t the done thing and so changed the plan last week), so I don’t want to pester too much if I can find out elsewhere.

What about after completion? What paperwork/documents should we expect? I just realised I’ve no idea what we are supposed to get, if anything, and so wouldn’t know if anything was missing. Deeds? A copy of signed contracts? Nothing at all?

Again, I’m so sorry if these are silly questions, I did try the search function but it never seems to work for me! I’m less of a mess than I was last week, but still feeling pretty anxious. I hate not knowing what to expect, not having a plan etc, so that’s not helping.

    On completion day you’ll get a phone call when the purchase has completed and you can go to the estate agent to get the keys, this usually happens around midday but my last purchase completed at 9am which was a bit of a surprise!

    Once all of the registrations have completed with the Land Registry your solicitor should send you a pack containing a copy of the title register and plan, contract, searches, mortgage deed and any other relevant documentation. This could take quite a while, ours took 8 months but we were given the heads up of delays with the Land Registry so weren’t too bothered. This only becomes an issue if you want to sell up again but apparently the Land Registry can fast track it if this is the case.

    What paperwork have you been told exists, and you haven't already been sent copies of? That, really. Plus your registered title whenever that turns up.

    Agree yes just the phone call on the day and then wait for the LR to do the registrations, I have property registered for alerts and have know that various things were done by Solicitor in early January but registration changes still pending

    In addition to confirmation of the update to the land registry (which as others say, will take months), you should get a completion statement pretty much straight away giving a breakdown of the money that's changed hands and how much you've paid (or still owe) the conveyancer for their work.

    thinking about it, also get a letter confirming it has happened (also got this on e-mail - very handy when buying during first lockdown as thought I might have needed to prove why I was travelling 250 miles across the country)
