BTL is not as horrendous as some people are trying to make out but I must admit i’m quite risk averse in terms of putting down 25% and borrowing the other 75 wouldn’t appeal to me.I’m would prefer in your situation to buy two £150,000 properties and rent them out to DHSS tenants, ask for a guarantor i.e. their parents with a house there are plenty of these people around and if they get more than two months in arrears you simply apply to the council to pay the housing benefit paid directly to you this method has not let me down in the past.0

As for an 11% return my Isa gave me nearly 15 with zero hassle, this would be all about capital gains for me, not entirely sure buying at the top of the market is going to secure those.0

about the guarantors with the house. is it easy and cheapy and quick to get your 2k or so back by pursuing the guarantor if the only money they have is tied up in their property?
