    As others have said, these are Dock leaves. ...... usually grow in the same area as stinging nettles

    Lender won't budge as surveyor refuses to reassess. Switch lenders is the option. I'm not sure if a complaint to RICS is really worth it.

    This time of year they will look like brown branches sticking up, as they don't tend to get leaves and flower until a little later.

    I know almost nothing about gardening, but a local spring flower show had to be called off because the flowers had all bloomed early because of the very warm March weather. Maybe, the OP’s plants, whatever they are, are also advanced this year?

    Advancement depends on location wihin the UK and then within local areas. In Devon, a generally warm county, the coastal areas are about 9 - 10 days ahead of us in the middle.
    But the plant shown is dock, not knotweed. The distinctive, hollow dead stems should be visble if an undisturbed knotweed stand exists, and maybe by now a few shoots of new growth would be poking through in warm places. Maybe the surveyor saw the plant a few weeks ago when the first leaves began to unfurl, but it's still a poor ID.

    Honestly though, how the surveyor thought this was knotweed!! I have seen a lot of the stuff over the years and this does not resemble it in any form at any time of the year.

    I guess there is a chance be suspended the dead undergrowth could be, but not this live plant, surely?

    Absolutely! It's so very obviously Dock (and believe me, whilst Dock has its place- I'm a bit of a forager- it was rife in our previous garden and I've dug out tons of it). I can't imagine what the surveyor is thinking of.

    I would bring it to RICS attention.

    They have provided guidance on identification of knotweed for many years and it is down to individual surveyors to take appropriate training which enables them to identify it without simply saying 'find an expert'.  

    This surveyor needs some of that training.
