Told we can't rent 3-bed house because it's not a HMO

It will be because the council has mandated licensing in the area. Everything in wales for instance needs a licence over 2 unrelated people. The rules to get to 3 can be expensive, fire doors etc. it’s much easier to rent to a family or only 2 people0

However, even a small HMO has additional regs, mortgage and possibly insurance requirements so any/all of those could be the issue0
