Stress - buyer pull out before exchange

So we are due to exchange and complete on the same day as it is a cash buyer - I moved out of the property as there is no chain and I’m moving to my parents house. 

My solicitors have been painfully slow i chase and call and chase and call and I feel I have been doing more than the solitictors to get things done. I think the buyer got frustrated so is likely to pull out of the sale. I am so angry and not sure what to do?

Welcome any advice.

    You give your solicitors a kick up the proverbial to get a move on otherwise the transaction will fail. 

    You also call the estate agent to reassure the buyer that you are already out of the property and keen to complete, just waiting on the solicitors to tick final boxes, and that you are actively following up with the solicitors on a daily basis. 

    Surely if you're doing a simultaneous exchange and completion, all parties agreed to X date, and are working to that date? That's what normally happens. Have you signed the TR1, and has the buyer? 

    How slow are they being in reality? Sometimes our expectations can be a bit high, but if you're working to an agreed date, then as long as everything is on track, you shouldn't be worried.

    Slightly misleading thread title but never mind. 

    I completely sympathise with all of the sentiments but all you can do is be patient and continue to chase and push things through. If you have a line of communication to the buyer then continue to use it and explain how hard you're working to push things through so they can see you're proactive. If you're using an EA make them earn their money and brief them to keep the buyer fully informed and calm

    How many weeks are you into the process 
  • What indication has your buyer given that they're going to pull out? What is left to do with the conveyancing?

    What evidence do you have that it's your solicitor being slow and not theirs?

    Why isn't your buyer ready to exchange?  
  • Unless the buyer has specifically said they are going to pull out, it might just be posturing from them because the process is moving slower than they would like.

    What point are you at in terms of the conveyancing?
    Is the buyer having searches done? Has the buyers solicitor raised queries yet?

    I have done all of the above to the point I have asked them to now cc me to emails to make sure things are done. We started in January and we did have an expected date we where working to but getting closer to the date nothing nothing. I’m so frustrated no-body gets back to me. I feel so helpless as well.

    Try & get a little perspective, very hard I know  as in February my buyer pulled out a day before exchange & it is a stressful process but try & handle the stress levels as much as poss as  it won't change a thing.

    Firstly it's not overly long  & if your solicitor or theirs isn't very proactive you need to chase up & ask what is outstanding at this point , get the agent to do some work 

    Your buyer has come this far & maybe  trying to motivate you into getting it moving 

    The problem with expected dates is they rarely come to fruition as there is always some hitch along the way , the time to discuss dates is closer to the time  so expectations can be managed

    Yes searches done, queries raised and they are so slow to respond it’s heartbreaking. 
    I chase them like a hawk lol
