If you are really not keen on a leasehold property then I would carry on saving as much as you can. At the sort of property prices in the area you are looking at, unless there was a massive boom you re likely to out save any price rises.  Don't over stretch yourself when working out what you can afford to pay each month. you must always leave enough in the kitty for unexpected bills and routine maintenance.

Thanks at the momment saving 940 a month one or 2 times a month it’s 500, as I need to take out a lump sum sometimes for other things, as I keep minimum for myself food transport and a few activates.

she did say leashold you can always sell.

Well you can sell anything if it's priced correctly.  But leasehold flats/properties will generally be harder to sell than freehold.

Ignoring the buy to let thing...

    Look slightly out of cities.

Leicester for example has lots of surrounding areas where you could buy a 2-bed house for the price you're looking at.
South Wigston (not Wigston), Blaby, parts of Whetstone, Narborough, Braunstone, even as far out as Hinckley or Nuneaton will herald results that will match your budget.

Not sure I'd agree with that.

Yes if you're comparing like for like. But not if you have a budget that will only stretch to a flat.

Have you look3d at shared ownership?
No reliance should be placed on the above! Absolutely none, do you hear?

Or wait and take a punt that prices will flatten out a bit.
