Bungalow demolish and rebuild 3/4 bedroom house

    We are currently refurbishing a bungalow plus extension. We are self renovators that have trade accounts. 

    There is no way you will be able to demolish and rebuild a house of a decent size for 150k

    In the context of buying a building plot for £200,000 and having a budget of £150,000+ to build a new house, getting planning advice for £160 seems a bit of a bargain.

    Hence me also suggesting the possibility of using a planning consultant.  Skimping on the planning side when spending that much money on a plot wouldn't be a wise move.  I'd want to be as sure as I could be before committing to that project.

    Indeed, but the change is something that has happened within the last 10 years and those formerly used to seeking informal opinions may not know. I'm just trying to save them any embarrassment.

    Thanks all for replies I think I will just wait for a house to be come available rather than try to rebuild or add a floor to the bungalow (even though a timber frame company quoted me 40k for it which seems cheap for another floor?)

    There's a lot more to a house than a frame!  

    That isn't even half of it. Hence the cost differential.  

    Our build cost more than four times the price of the frame.

    Most people that self build, do so to get a better house built to the standard they want, and design they want, rather than a standard mass market developers box build as cheap as possible to just scrape through building regs.  Few do it to get a cheap house.
  • You know I think a lot of home makeover shows make it seem like house renovation/building is cheap. Architects are having a real battle convincing people that £2,500-£3,500 per sq/m is actually bog standard for London. If you want Instagram levels of wow, then apparently you're going to have to spend £4,000+ sq/m.

    You've got no idea.  I got told, categorically, by a first time buyer who hasn't built an extension that it doesn't cost that much.  End of.

    I see a thread a few days ago about the cost of an extension & sometimes I think some people live in other world.

    They completely have no idea of costs involved & even if they do then they also forget the alternative living whilst everything is being done

    That's entirely possible. There are parts of the country where you can buy property more cheaply than the cost of building it, let alone paying for the land.
