In a high demand area, offering under or asking for the perfect home doesn’t cut it anymore.I’m currently trying to buy in Manchester and anything that’s in good condition seems to at least 40-50 viewing, we have seen a few really nice properties that have had open days/evenings with 60+ interested parties viewing.We’ve lost out at best and final on two houses that have gone for £50k over asking, which is about 20% over. A nice house in a nice area is worth a lot!Glad they’ve accepted OP’s offer, if their house is desirable it’ll be gone in days.1 -

Your offer is virtually worthless if your house is still not on the market - you said they'd prefer to move asap?
Who has a viewing today - the owners of the house you want to buy? If so, is it privately arranged or did it end up on an estate agents books?

Not everyone needs to go through normal channels. And it's entirely up to them whether they wish to host a viewing.

Vendor sent me message and has accepted my offer of £320k!! Woop I'm so so happy! Thanks for everyone's input and advice! Honestly, didn't think they would come back to me so quick.
Now the hard work starts and reading all the horror stories, i feel it's not gonna be easy!1 -
