    Good luck! Your email sounds fine. I would however delete ‘let me know your thoughts’ and instead something like ‘if you are happy to accept my offer I can contact my solicitor today’

    Thanks for your response. I already sent it this morning but changed it to, i look forward to hearing from you.

    Wish i saw it, but I've not sold my house so do not wish to instruct right away anyway. Plus they have a viewing today. I don't wish to pressurise them either.

    Personally I would now be putting my house on the market ASAP.

    The sellers might struggle to take you seriously as a buyer if your house is not on the market yet.

    This is a private agreement and they know my house is not on the market. I've instructed my EA this morning and photos booked for 21st as I'm away.

    That's very judgemental of you. The Sellers are aware of my situation. 

    Their house is not on the market so I'm the only one negotiating.
