Is a sunroom extension £2,500 per sqm pricey?

Hi,
I received a £60k quote for a nice sunroom extension of 25 sqm (2,500 per sqm). Is it fair or too much?

It is a fully vaulted gable-front tiled sunroom with a combination dwarf wall and glass to floor windows, a tiled roof and PVCu windows. Includes all local authority permissions, material, installation and complete guarantee.

    Yes very expensive.  I built our entire well insulated house for under £1000 per square metre.

    When was this?
    Material prices have doubled in some cases recently, add to that the fuel price increases meaning labour costs are higher too.

    Am I correct in assuming that the guy giving you the quote was wearing a stripy jumper, stocking on his head and carrying a bag with 'swag' written on it?

    Yes, that is expensive. I'd expect a high quality extension to be around £1500-1750 per square metre. I know prices have gone up but not by that much.

    Based on lived, recent projects, it's probably about right given that you are employing someone to do this all to building regulations standards and paying VAT.   

    There is no standard price per square metre.  A pre-Brexit/pandemic brand new self-build house, probably not insignificant in size, with two floors, associated economy of scale and no VAT to pay at all was never going to be near the same as a fully project managed modest, but significantly glazed extension in 2022.   

    That said, my own self- build also cost a great deal more than £1,000 a metre and commercially would cost more than your sunroom.  

    It's certainly not robbery!

    What price were the other 2+ quotes?
    Please don't tell us you are spending that kind of money without getting at least 3 like-for-like quotes?
    Where did you get the contractor? What recommendations and/or professional bodies?

    That is where prices are at the minute. I was quoted up to 3k per sqm for a basic finish.

    We were quoted £49k for approx 20sqm sunroom with very large aluminium windows sprayed 2 different colours last year.

    No it really is not! 

    They're calling it a sunroom but if it has all local authority permissions then it should be being referred to as an extension otherwise they're doing it an injustice.
