Selling a property yourself

We sold our last house without an agent.
The house was in a good location with high demand so we took the view to float it locally via social media and see what response we got. If it didn't sell then we could always then go with an agent.
The big negative for me is ensuring the viewers/buyers are serious and have the funds in place along with the chasing up. We got lucky with our buyer. He had the funds and sold his place quickly and that was to ftb so a short chain (we had already bought our next place).

Selling is a far lower risk than buying as it's up to the purchasers what questions to ask, you just answer them with no further liability..I did it a couple of times.

Does anyone have any experience of selling a property without using an agent?I am being told by agents that demand is extremely strong, I have the time to do this myself and I hope to a professional level, what are the downsides to doing it yourself and using a firm to get it listed online? What are the pitfalls please?
I just put the feelers out with neighbours, news spread and I had a couple of offers from people the family knew.
Previously I've just posted on Facebook and word got around.
I have, however, always worked in property. Residential, newbuild, banking etc. Was happy to negotiate, doing viewings, apoint sols etc.Forty and fabulous, well that's what my cards say....2
