    The property is an ex let, it’s empty, freehold, ready to sell, Suffolk, 

    Im thinking of a having an open weekend, have a viewing at your leisure. 

    Saving agent fees of around £7500

    What can go wrong? 😂😭

    It doesn't sell at first, and you have loads more viewings?
    You have to deal with timewasters?
    Some viewer who doesn't buy is disgruntled about the fact, and harasses you for months via the mobile/email that you gave them? 
    The buyer finds some fault with the house after purchase and harasses you for months on the mobile/email you gave them?

    Don't you just block their email and phone number the moment the transition is completed LOL!

    I appreciate what you are saying but I am confident I will get offers above asking and it will sell quickly. 

    I have had two tenants in the past ten years who offered to buy the property. 

    I am swaying towards having a go at selling myself.

    I have seen people advertising their properties for sale and asking for properties to view before they go public on local Facebook groups. If you have a good idea of the value there's no harm in trying there. As long as you use a good solicitor I don't think much could go wrong. 

    Back in the good old days we always showed buyers around ourselves and swapped phone numbers . It seems so strange that people don't now.

    Make sure you get a current EPC £50/60.
    If you have a EICR that box is ticked.
    Same with the Gas Safe Certificate 
    Plans and good quality photos,
    Drone ??
    At least you know how much the Council Tax is ?
    Any building works you have done in last 10/15 years with all the plans, Building Regs, certificates etc

    When you say 'selling by yourself' are you thinking about not using a solicitor?
    If so then you'll find that any potential buyers solicitors will refuse to deal with you...

    We did just that when we sold in August 2020 & bought shortly afterwards. As did our vendors. None of us thought exchanging contact details in the least bit odd and it served to calm nerves & solve problems up & down the long chain.

    A decent EA will progress the sale for you, and I'm not sure how you would manage to do that if there is someone below your buyer involved.  
  • That is a point - longer chains it maybe a problem as no solicitor will speak to you. You may find that the hardest thing.

    I don’t think anyone would be foolish enough to not use a solicitor for the legal paperwork. 

    As per my original post, just looking to find a buyer in funds or in a position to proceed without using an traditional estate agent.
