Using specialist professional knowledge in an area you know inside-out, or using thorough research, you could try what I call a McBain investment.

If you recall the film Once Upon a Time in the West, Brett McBain works out that any railway crossing North America must have a station at a particular point on the Arizona range because it is the only water point for hundreds of kilometres in either direction. So he buys a farmstead there for a song and sits on the property until, sure enough, the railway comes through and must have access to the water.

A modern McBain investment might be something like a thorough trawl of eBay buying every edition of a particular newspaper that featured the Apollo moon landing project: from Kennedy's project-launch speech to the Apollo 17 splash-down. One could probably build up a full set for a few hundred pounds. When the Artemis mission lands people on the moon for the first time in over 50 years there is a chance the set would sell for several thousand pounds. Just an off-the-cuff example to demonstrate the principle: follow your own interests and enthusiasms. Enjoy the journey.
