there are many posts from @Landregistry where "they" categorically state that responsibility for the boundary depends wholly (ie only) on what the words say in the deeds.
The infamous "T" marks are irrelevant if the words conflict with what is shown on the mapping

And many (I would guess the majority) of deeds don't say anything as specific or comprehensive as people seem to expect.
