Survey making me nervous

I am in the process of buying a house which is 160 years old.  I live in an old property so understand there will be issues.  However I’m a single buyer not a wealthy women so I’m worried about taking on a money pit !

Issues of concerns

1. Smell of gas in roof void might be a leak do I ask vendor to inspect ?

2.There has been some historical and more recent movement not a huge concern but should be monitored.

3. Placement of flue near to flammable materials.

And finally something I didn’t even think about bloody HS2 the village is not on the line but it is suggested in report I will be able to hear it.

Don’t know what I’m asking just folks thoughts would be great.

    1. Its your job to investigate.

2.Movement where? Is there documentation or is it a surveyor guess?

    3. Flue is an exhaust of flammable material, more detail needed.

If that's all you are worried about i think you have done very well.

There were other things but these were the main players.  No documentation on movement just information from surveyor.

Potential gas leak might be very serious. Not only will it lead to high energy bills but there's the chance of an explosion if a naked flame appears near it. That's something to look into.

Gas leaks should be reported to the relevant authorities ASAP.

Of course it could just be like the idiots who lived in my current place last who covered the pipes with random crap that smells like gas.

However a proper visit from a gut with a gas detector is needed NOW.

(I alwasy got the commetns from people it smells like a leak and then ahh nothing is there! But the last owners were big idiots on bodges).

Yes that I will do I’ve let the estate agent know just to pass onto the vendor in case he doesn’t know.

Can I just say re :  HS2 - it keeps being pushed back - the government doesn't seem able to stick to a plan and the Birmingham to Leeds line idea has been scrapped. The idea of the train though is that it's quiet and fast, so I doubt there'd be much noise from that source.

I think I must be the only person in the country who really wouldn't mind living near a train track. I'd rather have that than some of the horrible neighbours I've had in the past, anyway!

Good luck with your purchase - best to discover if there's any major problem before you actually move in so no need to be nervous.  I'm going for a new build next time, though. .

    :)

Is it a terraced house by any chance? I used to live in a house, and the soot from the next door's attic travelled into our living room through the tiny gaps around the roof battens and beams. It was only minor, but everything on top shelves was black and sticky when we moved.

Likewise, the smell could be coming from the neighbours, so definitely worth investigating in case as they might be in danger too not knowing of it.
Yes it is terraced it is only a small house.
