House reconfiguration help!

Hello! 

I was wondering if anyone has any ideas on how we can rejig our upstairs layout to get master with ensuite 2 double rooms 1 single room and a family bathroom. We have just started the process of buying this house so will be sitting down with an architect in a few months but due to me obsessing over things I would like to see what other ideas people may have. 

We have quite a healthy budget but ideally don't want to spend more than £80k for the renovation of the whole house. 

I have attached the floor plans.

    am I missing the point? can't you turn 3 or 4 into an en-suite? - having said that - are you happy for the 4 bed house to become a 3 bed house if you decided to sell at any point?

    Make bedrooms 3 and 4 the master bedroom and ensuite?
    With bedroom 4 split into ensure and dressing room / wardrobe space?

    am I missing the point? can't you turn 3 or 4 into an en-suite? - having said that - are you happy for the 4 bed house to become a 3 bed house if you decided to sell at any point?
    I read the OP as them still wanting to end up with 4 bedrooms - 1x master with ensuite, 1x double and 2x singles.

    I read that as still wanting 4 bedrooms if its just 3 that will be easier.

    Looking at the pictures on the listing  the 2 smaller bedroom are already singles/tight doubles.

    The current bathroom look like an extension(sloping roof line..
    next door(No.2) went right to the back giving more space.
    (no floor plan on old listing but open to bed 3 with sloping roof)

    At £300k and £80k to spend what about the new 4beds at £355k less than 1/2 mile away.

    Or an offer on the 5bed just round the corner.

    If you want to rejig then you are trying to get a square peg into a round hole!  Or are you looking to extend and rejig?

    We are looking at extending but not sure what the best option is. Obviously we going to get an architect but just wanted to see if anyone else had done anything similar or had any ideas.

    Sorry about the confusing post. Yes we would like it to still remain a 4 bed house.

    What else needs doing with £80k?  You need to stretch that already if you want two storeys. 

    Is the house detached or attached?   Double storey extensions are heavily reliant on what surrounds the house as well, so more context is needed, please.
