    The kitchen is a small galley type kitchen I’m not gonna be hanging out in there it will be very much a functional work space.  There is a downstairs loo which all my family and friends are very jealous off and I’ve been told I must keep, I think the bathroom could be beautiful it’s a nice size and could be done very nicely without costing too much money where is the kitchen is just a bloody disaster at until I’ve probably got about 10 grand throw at it there’s not much I could do to cobble it together and make it okay.  
    I think I just answered my own question did and I ….. make the bathroom beautiful.  
    And then at least one room in the house doesn’t feel like a complete disaster
  • Sounds like a plan, especially if you like to have a soak in the bath and will appreciate the bathroom as a bit of a sanctuary.

    Is there anything you could do reasonably easily to improve the layout and open the kitchen up a bit? Post a rough floorplan if you like - there are posters on here (not saying I'm one of them!) who have a good eye for what can be achieved without spending a fortune....

    Well that’s an interesting point because I was considering opening up the kitchen and maybe even forgoing the downstairs toilet and utility area to make that into a nice dining area that could overlook the patio when that’s all done I’m a little bit reluctant to do that now with the energy prices soaring I do wonder whether I’m better off having the two nice rooms with doors on them that I can shoot and keep the heat in and then go in cooking get out as far as the kitchen is concerned.

    I did the kitchen first and the bathroom several years later. The kitchen functioned, but was 1970s brown and white laminate and the drawers were in a bit of a state.  The bathroom was pink fittings and the birdy tiles. Useable, but just not very attractive. It was 10 years until I could afford to do the bathroom, I wouldn't have wanted to live with the old kitchen for 10 years.

    We did the bathroom, because the kitchen was a much bigger and more expensive job. 

    The bathroom also deteriorated in functionality much faster than the kitchen. So by the time we'd planned it out it wasn't really functional (I mean, if you consider needing a bucket in the hall under the shower functional, it was!). 

    Had the kitchen not been a much bigger and more expensive job than the bathroom then we may have chosen differently.

    3 metres x 2.25 … so shouldn’t she be too expensive and yet is 🤦‍♀️
    I do want to replace the flat roof there and put some skylights in over the loo and the utility area and the kitchen if possible

    Sounds to me like you aren't 100% certain on what you want to do with the kitchen - how long have you lived in the house? I would live with a bit, and then work it out. 
  • Well..the kitchen looks to be in ordinary useable condition . The walls are the same colour as my kitchen vinyl flooring .  It would seem that the bathroom should take priority , although I may have missed bathroom pictures.
    speaking of pictures, the kitchen walls look a bit bare, and a print or 2 may lighten the  mood 😼

    If you are getting builder in to do one of the rooms ( and they do a good job) , it may be best to hang onto them to do the other room afterwards .

    In my case, when I purchased my flat ( while still renting up the road) I had time ( just ) to get everything done before I moved in . Both the kitchen and bathroom were more depressing than eastenders . I found a builder who did a great job on the bathroom , and asked him to sort out the kitchen as well ..

    The whole house is rather colourful I think is the word I’m looking for but I’m rather hoping I might get away with just painting it white and dealing with it it’s a later date will have to see.  I’m absolutely terrified of pulling wallpaper off and all the plaster coming with it in the living rooms, keep your fingers crossed for me.
