Hi, I'm hoping someone maybe able to help me with my concern please?
I completed on my house purchase on 19 November 2021, and here we are 4 months down the road my property is yet to be registered. I understand and appreciate that Land Registry have a backlog due to Covid and the Stamp Duty Holiday. However, my concern is that following signing up to Land Registry property alert I have been notified by email that my Conveyancer lodged a search to protect a 'pending' purchase on my property just 2 days ago (09 march). The entry is in my favour but why a 'pending' purchase when the transaction was completed 4 months ago? I did call Land Registry this morning and they confirmed what I already knew (from property alert email) but said the search made 2 days ago should have been submitted prior to completion! They also said that nothing else has been received in relation to getting my property registered! I have contacted my Conveyancer to see if he can throw any light on this and his response is 'don't worry everything is fine'! It doesn't sound right to me!

It doesn't sound right to me!Only your conveyancer can explain how matters have been dealt with up to this point but as nothing to now worry about you may wish to let it run and wait for the next alert, namely when the application is lodged. And then wait for your conveyancer to confirm once registered.All of these things do take time and whilst it’s longer than usual it’s definitely nothing to worry about.
