Land Boundary Change - does my neighbour need his lenders consent

Hi I have been looking after a tiny parcel of land about the size of 2 saloon cars - and my neighbour is happy for me to have it as I do the garden etc. So its an extension of my garden adjoining their property; basically.
I understand that I may have to apply to HMLR for change of boundary agreement, but I think he still has a mortgage on his property.
Question - If this is the case - does he need the Lenders consent to permit the boundary change in my favour

Yes - he'll need the lender's consent.
The lender might want to send out a valuer to assess whether the loss of the land reduces the value or the saleability of the neighbour's property.
And the lender will almost certainly want the transfer done by a solicitor.
So your neighbour will end-up with a chunk of fees to pay.
